West london living
Lillie Square neighbours the capital’s most prestigious and desirable districts, where Kensington, Chelsea and Fulham meet. With London’s most sought-after shopping, dining and cultural destinations all within close proximity, residents at Lillie Square are well placed to enjoy all the pleasures of the city. The designer stores of Knightsbridge, including world-renowned department store, Harrods, as well as Bond Street, Chelsea’s King’s Road and Sloane Street, are all just a short journey away, while international travel is made easy, with connections to Heathrow taking approximately 35 minutes.
West London is renowned for its educational institutions, with Earls Court located in a prime position for the area’s finest schools and colleges, including private schools such as The Godolphin and Latymer School, The London Oratory School, Wetherby Prep and St Paul’s Girls’ School. St Pauls Girls School, located just 1.5 miles from Lillie Square, was highlighted as a top schooling choice for parents both in the UK and abroad within the Knight Frank Education Report 2017. The report states that homes close to St Pauls Girls School saw a 45 per cent growth in the last five years. Additionally, the report notes that house prices in the area were at an average of £2,482,000 ($3,481,770) in the last three years.
The capital’s top universities are also within easy reach, with just a short journey taking residents to Imperial College London (South Kensington Campus), the Royal College of Music, University College London and King’s College London.
Inspired by west london
With its prime location at the apex of three of London’s most prized neighbourhoods – it was natural for developers, Capco and KFI, to draw on the rich heritage of the area when creating Lillie Square.
Over half of Lillie Square – approximately 3.7 acres, the size of 57 tennis courts – is dedicated to open, green space. And there was no better place to look than west London institution, Chelsea Flower Show, to find the right partner to create this landscaping: multi award-winning landscape designer, Andy Sturgeon. At the heart of this new landscape is a principal garden square, stretching an impressive 80 metres in length, inspired by historical west London squares.
Lillie Square is the first chapter of the Earls Court masterplan, and as such represents the first chance to be a part of a new district which is transforming this pocket of west London into the capital’s next great estate.
Earls Court is highlighted as a key growth area for 2018, featuring in the new Knight Frank London Development Hotspots Report. Tom Hawkins, Head of International Project Marketing, Mena at Knight Frank, comments: “The consented Earl’s Court masterplan makes the area a strong prospect for the future with the potential for residential development values to outperform the wider market. In recent years, the estimated average value in Earls Court for best-in-class development has risen to £1,650 per sq ft, which could reach up to £2,100 by 2021.”
The masterplan presents London’s most important development opportunity for the city’s growth, with planning consent for 7,500 new homes, one million square foot of commercial space, 7.5 acres of open space and £450 million investment into community benefits.
