Mayfair home adopts California theme

A prestigious six-floor mews house presented in an unusual upside-down ‘California style’ and located the heart of Mayfair in London has gone on sale.

The three-bedroom, three-bathroom property sits on Hays Mews, adjacent to Hill Street and just off Berkeley Square, a short walk from such Mayfair institutions as Hakkasan, Claridges, The Connaught and The Punch Bowl.

It is being offered by luxury boutique estate agent Kay & Co.

With three reception rooms, a stunning roof terrace, passenger lift to all floors, cinema room with bar and integral garage big enough for a Rolls Royce the property offers around 3,300 sq ft of accommodation and is priced at £7.25 million ($10.1 million).

‘California style’ homes first gained popularity in the 1950s and 1960s in America, with architects looking to take advantage of the views gained from having the living spaces on the top floors, here the style has been used to take advantage from the 253-sq-ft roof terrace with views over Mayfair, giving ample entertaining space.

Kay & Co Managing Director Martin Bikhit commented: “For those looking for Mayfair luxury, glamorous entertainment facilities and an unbeatable location, Hays Mews ticks all the boxes. It is rare to find a home of this style in the UK capital and having the living areas on the top floor allow sunlight to burst into the kitchen and living room.

“Moreover, the house is extremely competitively priced for the centre of Mayfair, being priced under £2,200 ($3,060) per sq ft, with property prices in the immediate surroundings reaching £3,500 ($4,890) per sq ft and some property in close proximity to Hays Mews reaching £5,000 ($6,970) per sq ft. If buying as a second home, prospective buyers could save up to £220,000 ($306,735) compared to when new stamp duty land tax regulations come into effect in April. This property is perfect either for a London party pied-a-terre or as a modern and exciting family home.”

All six floors of the property are served by a five-person passenger lift. With exterior feature lighting, the stylish roof terrace and a lower ground floor entertaining complex, the property is a perfect ‘California style’ central-Mayfair party pad and something of a rarity in London. Superbly refurbished and interior designed, the house won an Evening Standard award in 2012 for its innovative design, architecture and use of space.

The piece de resistance of this property is the entertaining space on the lower ground floor. Accessed by either the private lift or stairs, a large cinema and media room provides space for over ten people to enjoy a film on the cinema-style screen. An inbuilt audio system and cocktail bar also feature in this versatile space, perfect for a glamorous party; a study and guest washroom complete the lower ground floor.

The ground floor of the property consists of a large inbuilt garage, large enough for a luxury car, with an imposing entrance hall leading to the lift. The first and second floors are given over to bedrooms, with a master suite encompassing the entirety of the first floor.

Complete with walk in wardrobe and dressing room, the master suite has two large windows looking onto the mews, flooding the room with natural light. The master en-suite is clad in lustrous marble complete with a shower and freestanding egg-shaped bath and double vanity unit.

The third and fourth floors of the property are living space, a cavernous open plan dining room and kitchen occupies the third floor, with a stylish grey and white kitchen and feature designer extractor unit. The wood-floored kitchen has inbuilt appliances including an American-style double fridge and separate wine cooler, with space to entertain several guests for dinner. On the fourth floor is an elegant lounge, with adjoining guest washroom. The lounge features a modern fireplace and a pleasing, neutral décor.

Located just a short distance from Berkeley Square, the property on Hays Mews is in the very centre of Mayfair. Having become a byword for quality, luxury and taste, Mayfair is replete with Michelin-starred restaurants such as Nobu, Le Gavroche or Hibiscus and is also the epicentre of designer couture in London, with Mount Street being home to Marc Jacobs, Goyard and Christian Laboutin.

Hays Mews benefits from easy transport links throughout London, with both Bond Street Station (Zone 1) and Green Park Station (Zone 1) offering links onto several London Underground lines including the Jubilee line for easy access to Canary Wharf and the Central Line for the City of London.
