$60m New York penthouse promises high life


The tallest residential tower in downtown Manhattan, which was topped out last month, is now 60 per cent sold but some choice options remain including a duplex penthouse for $60 million.

Visionary developer Silverstein Properties celebrated the topping out of 30 Park Place, Four Seasons Private Residences New York Downtown at 926 feet and 82 stories. 

The tower is now the tallest residential building on the US city’s iconic Downtown skyline, offering 157 graciously appointed residences starting on the 40th floor with unrivalled views of the Hudson and East Rivers, New York Harbour, the Empire State Building and all of Midtown. 

The residences sit above the 189-room Four Seasons Hotel New York Downtown slated to open in 2016. 

“This historic milestone comes just as Downtown is completing its incredible transformation into the world’s most vibrant, integrated, mixed-use destination on a scale not seen in New York City since Rockefeller Center opened in 1939,” says Larry Silverstein, Chairman of Silverstein Properties. “Next year, when it opens, this will be the top hotel and condominium building in Tribeca.”

Located at the corner of Church Street and Park Place in Tribeca, 30 Park Place is reflective of Silverstein Properties’ commitment to Downtown Manhattan and brings the first Four Seasons hotel and private residences to the neighborhood. 

Internationally renowned Robert A M Stern Architects designed the exterior and interiors with intricacy of shape and a powerful skyline silhouette in mind, with SLCE serving as the architect of record. The array of one- to six-bedroom residences feature oversized bay windows, ceilings as high as 13’ 10”, and a refined selection of finishes featuring solid white oak floors, white oak framed Bilotta kitchen cabinetry and marble baths with custom-designed vanities. Eleven unique half and full floor penthouses crown the top of the building, each including fireplaces and outdoor space.  

Financing for the approximately $1-billion project was provided by the Children’s Investment Fund. Equity financing was provided by an institutional investor client represented by CBRE Global Investors.

Residents of 30 Park Place can enjoy nearly 40,000 sq ft of amenities, as well as a full suite of hotel services, all  managed by Four Seasons Hotels and Resorts. The 38th floor is devoted to dedicated private residential amenities including a fitness center with yoga studio, vaulted conservatory with a baby grand piano, screening room, children’s play room designed by Roto Group, dining room with separate catering kitchen and access to the hotel restaurants, and two gracious double height loggias. 

Additional amenities include a sunlit 75-foot swimming pool, the renowned Four Seasons spa including steam rooms, treatment rooms, and salon, ballroom facilities, meeting rooms, a business center, additional storage units and a parking garage. 

Additionally, residents enjoy exclusive access to the Four Seasons Director of Residences and dedicated residential concierge, as well as a 24-hour doorman, bellman and service staff focused on providing the bespoke services for which the brand is known. Tailored à la carte services are available to residents including in-residence dining and catering, housekeeping, grocery and flower provisions, car service and personal, child and pet care.

Construction is being overseen by general contractor Tishman Construction. The superstructure for the building contains 45,000 cubic yards of concrete, 5,800 tonnes of reinforced steel and over 2,000 windows. 

30 Park Place is now 60 per cent sold. Remaining residences range from 1,108 to 6,127 sq ft and include a collection of half-floor, full-floor and duplex penthouse residences with varied outdoor spaces. Prices range from $3.1 million to over $60 million for the combined duplex penthouse.
